According to documents reviewed by CRE Matrix, a real estate data analytics firm, Tesla India Motor & Energy Pvt Ltd signed a lease agreement on May 16 with Bellissimo – City FC Mumbai 1 Pvt Ltd for a 24,565 sq. ft space at Lodha Logistics Park, located in Kurla West, Mumbai.
As per the lease agreement, Unit G-101 and G-102 on the ground floor of Building 1 will serve as a retail showroom. The agreement comes with 20 dedicated car parking slots, and the license commencement date is set for April 20, 2025, CRE Matrix added.
The lease spans five years, with Tesla India entitled to a rent-free fit-out period of a month and 10 days. The rent commencement date is June 1, 2025. The starting monthly rent is pegged at ₹37.53 lakh, which equates to ₹153 per sq. ft.
The lease includes an annual rent escalation of 5%, and common area maintenance (CAM) charges are fixed at ₹10 per sq. ft., also subject to a 5% annual increase, claimed CRE-Matrix as per the lease documents.
Tesla has mentioned that the facility will be used for business of sales, service and delivery of electric vehicles, energy products and ancillary products and services, CRE Matrix added.
With this, it is likely to be the third showroom space that Tesla is understood to have picked up in the country.
This is not Tesla’s first foray into Indian real estate. In October 2023, the company leased a 5,850 sq. ft office space in Panchshil Business Park, Viman Nagar, Pune, from Tablespace Technologies Pvt Ltd for a monthly rent of around ₹11.65 lakh. That lease was also for a five-year period, with a similar 5% annual escalation clause.
Earlier this year, Tesla also secured a deal to establish its first showroom in Mumbai’s Bandra Kurla Complex (BKC). For the property at BKC, the lease was reportedly among the highest for a commercial space in the country. This showroom, is pegged to be spread across 4,000 sq ft space on the ground floor of a commercial tower in BKC, where it will showcase its car models, reports had claimed. The monthly lease rent is approximately ₹900 per sq ft, amounting to around ₹35 lakh per month. The lease is set for a five-year term, reports said.
Tesla is also reportedly planning to open another showroom in Delhi’s Aerocity.
Tesla India was incorporated in January 2021, but its real estate moves have only accelerated recently as the company gears up to officially enter the Indian EV market.
In April 2024, multiple reports indicated that Tesla is also in advanced talks with various Indian states to set up its first manufacturing and assembly plant in the country.
The latest lease for the Mumbai showroom is a strong signal of Tesla’s readiness to establish a retail footprint in major Indian metros ahead of its product launch, expected sometime in late 2025 or early 2026.
