Tesla to open another flagship retail store at Aerocity’s Worldmark 3

Electric vehicle manufacturer Tesla India Motor & Energy Pvt Ltd is preparing to launch another flagship retail store, having secured commercial space at Worldmark 3, Aerocity. This marks one of its most prominent real estate ventures in the National Capital Region.

According to lease documents obtained from real estate analytics firm CRE Matrix, Tesla has taken on 8,200 sq ft of ground-floor space from Oak Infrastructure Pvt Ltd under a nine-year sub-lease agreement, which commences on March 15, 2025.

The property, located in the premiTesla India to open flagship retail store at Aerocity’s Worldmarkum commercial hub of Aerocity, will be used exclusively as a retail store — a move seen as part of Tesla’s aggressive expansion in the Indian market.

The lease includes a 120-day fit-out period, with rent payments starting from July 13, 2025.

According to the documents, the monthly rent is set at ₹49.2 lakh, in addition to common area maintenance (CAM) charges of ₹33.5 per sq ft per month, amounting to ₹2.74 lakh, and parking charges for 10 slots at ₹6,000 each.

The agreement carries a lock-in period of 36 months and a 15% rent escalation every three years.

Tesla has also deposited a refundable rent security of ₹1.03 crore and a refundable CAM deposit of ₹16.48 lakh with the lessor.

Real estate experts note that Aerocity’s Worldmark complex — situated near Indira Gandhi International Airport — has emerged as a high-visibility retail and hospitality hub, making it an ideal launchpad for global brands entering or expanding in India.
